By accessing and using the Vaxlimo website (vaxlimo.com) or engaging our cleaning services, you agree to be bound by these Terms of Use. If you do not agree with any part of these terms, you should not use our website or services.
These terms constitute a legally binding agreement between you and Vaxlimo Ltd. We reserve the right to update these terms at any time, and continued use of our website or services following any changes constitutes acceptance of the revised terms.
2. Description of Services
Vaxlimo provides professional residential cleaning services across London, including but not limited to:
- Regular Cleaning: Routine weekly or fortnightly domestic cleaning, including dusting, hoovering, mopping, bathroom and kitchen cleaning.
- Deep Cleaning: Comprehensive intensive cleaning covering all accessible areas of a property, including behind and under furniture, inside appliances, and detailed sanitisation.
- End of Tenancy Cleaning: A thorough professional clean designed to meet letting agent and landlord standards, ensuring the return of tenancy deposits.
- Window Cleaning: Interior and exterior window cleaning using professional equipment and purified water systems.
Service availability, scope, and pricing may vary depending on property size, location, and condition. We reserve the right to modify our service offerings at any time.
3. Booking and Appointments
3.1 Making a Booking
Bookings can be made through our website contact form, by email, or by telephone. All bookings are subject to availability and confirmation by Vaxlimo. A booking is not confirmed until you receive written confirmation from us, typically by email.
3.2 Access to Property
You are responsible for ensuring our cleaning team has access to your property at the agreed time. If access cannot be provided and we are not notified at least 24 hours in advance, a cancellation charge may apply. You may provide access via key, key safe, concierge, or by being present at the property.
3.3 Property Condition
Our standard pricing assumes a property in average condition. If the property requires significantly more work than anticipated (e.g., excessive mess, hoarding conditions, biohazard contamination), we reserve the right to adjust the price accordingly or decline the service. We will discuss any adjustments with you before proceeding.
4. Cancellation and Rescheduling
4.1 Client Cancellations
- More than 24 hours’ notice: You may cancel or reschedule any appointment free of charge by contacting us at least 24 hours before the scheduled start time.
- Less than 24 hours’ notice: Cancellations or rescheduling requests made less than 24 hours before the appointment will incur a charge of 50% of the agreed service price.
- No-show or denied access: If our team arrives at the agreed time and cannot access the property without prior notice, the full service fee will be charged.
4.2 Cancellations by Vaxlimo
In rare circumstances (e.g., severe weather, staff illness, emergencies), we may need to reschedule your appointment. In such cases, we will contact you as soon as possible to arrange an alternative date at no additional cost. We will never charge you for cancellations initiated by us.
5. Pricing and Payment
5.1 Pricing
All prices listed on our website are starting prices and are quoted in pounds sterling (£) inclusive of VAT where applicable. Final pricing depends on property size, service type, condition, and any additional requirements discussed at the time of booking.
We will always confirm the total price before commencing work. We reserve the right to amend our published prices at any time, but confirmed bookings will be honoured at the agreed rate.
5.2 Payment Terms
Payment is due upon completion of the cleaning service unless alternative arrangements have been agreed in writing. We accept payment by bank transfer, debit card, and credit card. For regular clients on a recurring schedule, monthly invoicing may be arranged.
5.3 Late Payment
If payment is not received within 14 days of the invoice date, we reserve the right to charge interest at a rate of 4% per annum above the Bank of England base rate, in accordance with the Late Payment of Commercial Debts (Interest) Act 1998. We may also suspend future services until the outstanding balance is settled.
6. Satisfaction Guarantee
We stand behind the quality of our work. If you are not satisfied with any aspect of our cleaning service, please contact us within 24 hours and we will arrange a complimentary re-clean of the areas in question. This guarantee does not constitute a refund policy; rather, it ensures we meet the standard you expect.
Claims must be made in writing (email is acceptable) with a description of the areas of concern. We reserve the right to inspect the property before arranging a re-clean.
7. Liability Limitations
7.1 Insurance
Vaxlimo maintains £5 million public liability insurance. In the unlikely event that damage occurs to your property or belongings during a cleaning visit, we will investigate the matter promptly and fairly.
7.2 Reporting Damage
Any damage must be reported to us within 24 hours of the cleaning visit, accompanied by photographic evidence where possible. We will assess the claim and, where liability is established, arrange repair or replacement at our cost, or offer reasonable compensation.
7.3 Exclusions and Limitations
- We are not liable for damage resulting from pre-existing conditions, defective items, or inherent fragility of materials.
- We are not liable for damage to items of exceptional value that were not declared to us prior to the clean.
- Our total liability for any single incident shall not exceed the value of our insurance coverage or £5,000, whichever is lower, unless caused by our gross negligence.
- We accept no liability for indirect or consequential losses, including loss of earnings or business interruption.
- We are not responsible for the security of your property if you provide unsupervised access (keys, codes), though our team will always secure the property upon departure.
7.4 Website Liability
The information on our website is provided for general informational purposes. While we strive for accuracy, we do not guarantee that the content is error-free, complete, or current. We accept no liability for losses arising from reliance on website content.
8. Your Responsibilities
As a client, you agree to:
- Provide accurate information about your property and cleaning requirements
- Ensure safe access to the property for our team
- Inform us of any hazards, pets, alarm systems, or special requirements before the appointment
- Secure or remove items of significant value or sentimental importance before the clean
- Treat our staff with respect and courtesy
- Make payment in accordance with the agreed terms
Vaxlimo reserves the right to refuse or terminate service at any time if our staff are subjected to abusive, threatening, or discriminatory behaviour.
9. Intellectual Property
All content on the Vaxlimo website — including text, images, logos, graphics, design, and code — is the intellectual property of Vaxlimo Ltd and is protected by UK and international copyright, trademark, and other intellectual property laws.
You may not reproduce, distribute, modify, display, or create derivative works from any content on our website without our prior written consent. Limited personal, non-commercial use (such as printing a page for your own reference) is permitted.
The “Vaxlimo” name, logo, and branding are trademarks of Vaxlimo Ltd. Unauthorised use is strictly prohibited.
10. Website Use
You agree to use our website only for lawful purposes and in a manner that does not infringe the rights of, restrict, or inhibit anyone else’s use of the site. Prohibited conduct includes, but is not limited to:

If any provision of these Terms of Use is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable.
14. Governing Law and Jurisdiction
These Terms of Use are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Nothing in these terms affects your statutory rights as a consumer under English law, including your rights under the Consumer Rights Act 2015.
